What is a Home Inspection?


A home inspection is a visual inspection of the structure and components of a home to find items that are not performing correctly or items that are unsafe. If a problem or a symptom of a problem is found the home inspector will include a description of the problem in a written report and may recommend further evaluation. Depending on the house the Home Inspection will cover the following 12 areas

How long does a Home Inspection take?

Inspection times vary from inspection to inspection based on the size and condition of the property. On average (size and condition) a Pre-Listing Inspection or Pre-Purchase Home Inspection will take around 1.5 to 3 hours. For larger homes they can run anywhere from 2 to 5 plus hours. After we finish the on site report we typically spend 2 to 4 hours compiling information and pictures to produce the final report.


4 Point Insurance Inspections and Wind Mitigation are less detailed than Full Home Inspections and more limited in scope and take typically 45 minutes to a hour.


Can a house fail a Home Inspection?

No. A Professional Home Inspection is simply an examination of the current condition of your home or property. It is not a appraisal or a Municipal Code Inspection. A Home Inspector does not pass or fail a house, but will simply describe its condition and indicate which items will be in need of immediate or near future major repair or replacement.
